The most common conversion project. A rooflight (Velux) conversion works within the existing roofline and is the most affordable route to an extra bedroom or office. A dormer conversion adds headroom and floor space by altering the roof structure, at a higher cost but a genuinely bigger room. Both need a proper structural assessment of the existing roof before pricing, older Sandwich-area roof structures are not all built the same way.
Barns, outbuildings, and older structures with real character bring their own considerations, existing structural condition, damp and ventilation, and how much of the original fabric to retain versus rebuild. We assess the building on its own terms rather than pricing it like a standard new-build shell.
A loft conversion lives or dies on the staircase. Fitting a compliant, comfortable staircase into an existing house layout is one of the trickiest parts of the design and worth getting right before committing to a room layout upstairs.
A rooflight loft conversion typically runs £20,000 to £40,000. A dormer conversion typically runs £50,000 to £75,000 depending on size and specification. Building conversions on older or unconventional structures are priced individually once the existing condition has been assessed. On-site time for a loft conversion is typically 6 to 10 weeks.
