Sandwich Bay is the coastal estate east of the town, a mix of large detached houses, some historic, some more recent, on generally generous plots. That plot size is exactly what makes it good ground for extensions and bespoke builds, garden rooms, garden offices and outbuildings that would feel cramped on a smaller in-town lot have space to work properly here.

A number of Sandwich Bay properties are holiday lets or second homes, which changes how a project gets scheduled more than how it gets built: work often needs to fit around a booking calendar, and we plan the programme around that rather than assuming the property is empty and available whenever suits us.

The coastal position brings a genuine exposure factor worth pricing in from the start: anything at ground level on the more exposed plots benefits from a slightly higher damp-proofing and drainage spec than an equivalent inland build.
